Tortuga Dunes Still Vacant Due to Economy

CORPUS CHRISTI - It's been five years since a group of developers broke ground on Tortuga Dunes, a subdivision out on the island just off Zhan Road. Tortuga Dunes is million dollar community and was set to be the first new beach front construction in Nueces County in nearly two decades. But right now these luxury lots are vacant. The developer, Fore Star Group from Austin, blames the emptiness on the economic downturn a few years ago.
"Sometimes you have to go through several real estate cycles including down turns," says Fore Star Group Vice President, Darlene Louk.
The roads are here and the sidewalks are in but lots all around me, are empty. The developer says the ground breaking of Schlitterbahn could be the key to enticing residents to build homes out in this area.
"We are seeing increased activity pick up on the island and we are just waiting on the economy to relaunch the project," said Louk.
"They have been very open to the city. We talk to them pretty regularly. They aren't hiding anything, it's just that the timing is not right," says Mark Scott, Corpus Christi Council Member.
But they might not have to wait much longer, since locally the economy is picking up and more jobs can be found in the area. While the city did not provide incentives for the development, it did make the needed infrastructure upgrades to support a community of that size like widening the roads.
"The theory was it would not only help that development, but help other developments in the area," said Scott.
Both Scott and Louk say when economy becomes stable Tortuga Dunes will fill up.
